How the figures are produced

Methodology: one source per figure, one date per source

Every number on this site is copied from a document that was opened on the date shown beside it, or is worked out from such numbers by arithmetic stated next to the result. Nothing is projected or blended across sources.

Housing allowance

BAH cells are read from bahw26.dat (with dependents) and bahwo26.dat (without), the May 13, 2026 revision of the DoD 2026 ASCII release. Each duty ZIP is resolved in sorted_zipmha26.txt and named from mhanames26.txt. Grade columns follow the DoD format sheet: E1 to E9, W1 to W5, O1E to O3E, then O1 to O10. Seven grades are printed.

Values and taxes

Assessors here work from recorded sales: Norfolk's 2026 reassessment used 2,862 validated sales out of 6,539 recorded transactions. This site still prints the assessor's own published statistic rather than raw sales, because each assessor states the date, the property type and whether a figure is a mean or a median. Norfolk publishes an average residential assessment as of July 1, 2026. Virginia Beach publishes medians and means by housing type as of January 1, 2026. Chesapeake's FY 2027 comparison uses its median single-family assessment as a benchmark. Newport News gave City Council a FY 2027 median house assessment on May 12, 2026. Hampton released a residential total and a property count, so its page divides one by the other and says so. The labels are kept exactly as each city uses them. Tax rates come from the FY 2027 Chesapeake comparison and, where available, the city's own ordinance or rate sheet.

Payment illustrations

Each town page with an assessor figure turns it into a monthly cost the same way. The figure is used as the price. A first-use VA funding fee of 2.15%, the rate for under 5% down, is added to the loan. The rate is Freddie Mac's 30-year fixed average for the week of October 8, 2026, 7.40%, a national conventional figure used as a stand-in because VA lenders set their own. Principal and interest are for 30 years, and the city's FY 2027 rate per $100 is applied to the full price for the tax line. The total excludes insurance, HOA dues, upkeep, city fees and other closing costs, and it is set next to 2026 BAH with dependents at E-5 and O-3 for the page's housing area. It illustrates scale; it is not a quote.

Installations

Addresses and reporting notes come from each installation's MilitaryINSTALLATIONS listing. Gate hours are copied from each installation's own official page, opened in a browser on October 9, 2026. Wording that contradicts itself is quoted, not resolved.

Drive times

Each town page gives one Google Maps route from the city hall address to a named gate (or, for JEB Little Creek-Fort Story, the base address, because Google would not resolve a gate there). Departure is set to Monday, October 12, 2026, at 7:00 a.m. Eastern, and the figure is Google's typical range for that departure with miles and route. It stops at the gate, so the ID check is not in it. A house elsewhere in the city will not match a city hall origin.

A school division is named only when its own website, or the Virginia Department of Education directory, was opened. Campus assignment is by address, and no ratings are shown.

Every figure is rechecked within 90 days, and right away when a new BAH year, a new tax rate or a new assessor report is published.
