Chesapeake when the budget line is taxes and fees

Chesapeake has no major installation gate of its own in this guide, but Naval Auxiliary Landing Field Fentress, which the Oceana listing groups with Oceana and Dam Neck, is inside the city. What Chesapeake does publish in detail is what a homeowner pays the city each year, and on that measure its own FY 2027 comparison puts it lowest of seven Hampton Roads cities, at an estimated $5,456 in taxes and fees.

Cedar Road to the naval station

Same house, seven tax bills

The comparison applies each city's rate to Chesapeake's $378,400 median: $3,670 in Virginia Beach, $3,822 in Chesapeake, $4,011 in Suffolk, $4,314 in Hampton, $4,465 in Newport News, $4,654 in Norfolk and $4,692 in Portsmouth. Chesapeake ranks second on real estate tax alone. Its first-place overall finish comes from adding the fees, and from the missing trash fee most of all.

Where the rate is earmarked

One cent of the $1.01 is dedicated to the Chesapeake Mosquito Control Commission. The city also keeps two tax increment financing districts, Greenbrier and South Norfolk, which steer revenue to public improvements in those areas.

When a new assessment lands

The assessor values property as of January 1, and taxes on that value start July 1. Owners whose value changed since July 1, 2026, get a reassessment notice by March 1, 2027. For someone arriving on PCS orders in spring, the price paid and the July assessment can differ.

The $378,400 benchmark, financed

Chesapeake's own comparison benchmark doubles as the price here. With nothing down and the 2.15% fee financed, the payment runs about $565 past the E-5 rate and about $300 past O-3.

Chesapeake charges no solid waste fee, so no trash line is missing here, but insurance, HOA dues and upkeep are. A VA lender's rate can sit above or below the conventional survey figure.

Who it suits

Chesapeake suits a VA298 household that budgets on recurring city costs and wants a published median to anchor against. It is a weaker fit for a household that wants the shortest drive to Naval Station Norfolk: the city hall origin is 23.5 miles from Gate 2.
